At Flat Fee Advantage, we offer full-service buyer representation for a flat fee starting at $5,000, not a percentage of the purchase price. You get experienced guidance from offer to closing, while keeping control over how you search and how much you pay.


HOW IT WORKS

You do the home searching using Zillow, Redfin, or your favorite portal. When you’re ready to make an offer, we step in and handle the parts that matter most:

• Help determine the best offer price and strategy
• Draft the purchase contract and all required addendums
• Negotiate price, terms, repairs, and credits
• Guide you through disclosures and inspection review
• Coordinate timelines and provide support all the way to closing

You receive professional representation from contract to close — without paying a traditional percentage-based buyer commission.


YOUR COMPENSATION OPTIONS

When we write an offer, you have two flexible options.

OPTION 1: REQUEST SELLER COMPENSATION
When writing an offer, we can typically request 2%–3% from the seller. Any amount the seller agrees to pay above our agreed flat fee is credited back to you and applied toward your closing costs and pre-paid expenses, subject to lender approval. There is no cash back to the buyer outside of what is permitted by loan guidelines.

OPTION 2: REQUEST ONLY OUR FLAT FEE
We can write the offer requesting only our flat fee. This can sometimes strengthen your offer or help negotiate a lower purchase price, particularly in competitive or price-sensitive situations.

The choice is always yours. We’ll walk through both strategies and help you decide which approach best supports your goals.


WHY FLAT FEE WORKS FOR BUYERS

Traditional buyer commissions are tied to the purchase price, not the work performed. With a flat fee:

SAVINGS EXAMPLE: $950,000 PURCHASE

Traditional buyer agent at 3%:
$28,500 buyer-side commission

Flat Fee Advantage (example flat fee):
$5,000 flat fee

Potential difference:
$23,500

If the seller agrees to pay 2.5% ($23,750) and our flat fee is $5,000, the remaining $18,750 can be credited toward your allowable closing costs and pre-paid expenses, subject to lender approval.

Or, we can write the offer requesting only our flat fee in an effort to negotiate a lower purchase price.


FREQUENTLY ASKED QUESTIONS

DO I STILL GET FULL REPRESENTATION?
Yes. We provide the same professional services you would expect from a traditional buyer’s agent — pricing guidance, contract drafting, negotiation, inspection support, and transaction management through closing.

CAN SELLER PAID COMPENSATION STILL BE USED?
Yes. When allowed, seller-paid compensation above our flat fee can be credited toward your closing costs and pre-paid expenses, subject to lender approval.

IS CASH BACK ALLOWED?
No cash is paid directly to the buyer except as permitted by loan guidelines. Credits are applied only to allowable costs.

WHAT IF THE SELLER DOES NOT OFFER COMPENSATION?
Your flat fee agreement remains in place, and we structure the offer strategy accordingly. We’ll discuss this upfront so there are no surprises.
